How Do I Knowwhen it's time to downsize?

There is rarely a single moment. There is usually a pattern you have been noticing for a while and not saying out loud.

The signals people describe

Almost nobody decides to downsize on a Tuesday. What we hear, repeatedly, is a set of small things that accumulated:

Reasons that are not enough on their own

Two we would gently push back on:

"The kids have moved out." Common trigger, poor reason by itself. Plenty of people are happy in a big house long after the children leave, and grandchildren find space useful. The empty nest is a prompt to think, not a conclusion.

"Everyone says now is a good time to sell." If you are also buying in Calgary, you are transacting in the same market twice and it largely cancels. The detail →

The one piece of timing advice we do give

Move while it is a choice rather than a necessity.

Downsizing on your own timeline — choosing the community, waiting for the right property, sorting forty years of belongings at a reasonable pace — is a completely different experience from doing it in six weeks after a fall or a diagnosis. The people who found it hardest were almost always the ones who had it decided for them.

You do not have to be ready to sell to start the conversation. Most of our downsizing clients talked to us a year or more before they listed, and the ones who did found the whole thing easier.
